Whether you're posting on social media or creating a graphic, flyer, postcard, email, website, video, or sign — Tennessee Real Estate Commission (TREC) advertising rules apply. Here's everything you need to stay compliant and keep your marketing (and your license) protected.

don't count.

The required information must appear on the actual advertisement itself — the graphic, flyer, video, or website. You cannot rely on the caption alone to satisfy TREC advertising requirements.

The Four Non-Negotiables

Anatomy of a Compliant Ad

Every piece you publish must carry these four elements on the graphic itself. Use the sample below as your pre-flight checklist.

The Keller Williams Realty – Greater Chattanooga logo

The approved firm logo including "Greater Chattanooga." Just "Keller Williams" or the KW mark alone is not compliant — and never let AI generate the logo for you. Custom-made Keller Williams logos are not allowed, especially if they're worked into your own personalized logo.

Your name as licensed with TREC

Exactly as it appears on your license — and it must be the same size or smaller than the "Greater Chattanooga" portion of our logo.

Brokerage phone number on file with TREC

Use the number for the office where your license hangs: EB 423-664-1600 · HIX 423-664-1700 · OOL 423-664-1900. You're welcome to add your mobile number too — but the office number is required and can't be replaced by your cell.

The ownership statement

"Each office is independently owned and operated." Required on all advertisements — no exceptions.

Rules by Format

Compliance follows your marketing wherever it goes — from your Instagram feed to the pen you hand out at closing.

Firm Name Prominence

  • The firm name must display same size or larger than your name — and more prominently than your team name. Measure against the "Greater Chattanooga" wording in our logo.
  • The firm logo must be the most prominent logo — not yours, not your team's.

Social Media

  • Firm name and phone number must be visible, or no more than one click away via a link to a landing page (like your website).
  • Keep listing information accurate and up to date.

Websites

  • Every page of your website must include the firm name and telephone number.

Listings & Signs

  • Never advertise another agent's listing without written permission.
  • Never place a property sign without authorization from the owner or owner's agent.

Promotional Items

  • Per TREC's definition, promotional materials that advertise a licensee — hats, pens, notepads, t-shirts, name tags, and charitable or community event sponsorships — are not considered advertising.
  • Business cards are the exception — they are considered advertising and must be fully compliant.
  • When in doubt about whether an item qualifies, check with Robin Peterson before ordering.

The KW Disclaimer

  • "Each office is independently owned and operated." must appear on all advertisements.
Hard Lines

Never Do This

Use false, misleading, or deceptive advertising.

Make claims or guarantees you can't substantiate.

Advertise in a way that could cause consumers to believe you operate independently from the brokerage.

Publish an ad where the required info lives only in the caption — it must be on the graphic itself.

Before You Publish

All Advertising Goes to Robin Peterson First

ALL advertising must be submitted to Robin Peterson for approval before publication. This includes social media graphics, flyers, postcards, videos, email marketing, websites, signs, and any other public-facing marketing materials.

This is not optional — it ensures TREC compliance and protects you from fines. A quick review before publishing can save you time, money, and compliance headaches later.
